For anything older, non-standard, or where you have concerns about the structure, damp or major defects, we recommend a Level 3 Building Survey. Yes. Our Level 2 HomeBuyer Report can be combined with a market valuation, which gives you both the condition assessment and an independent view on what the property is actually worth. This can be very useful for buyers who want a single comprehensive document covering both the condition and value of a property.
We aim to carry out most surveys in the Bolton area within 3–5 working days of instruction. For urgent cases, we'll always do our best to accommodate. Once the survey is complete, you'll receive your report within 48–72 hours in most cases, though complex Level 3 reports may take up to 5 working days.
You don't have to be present, though you're welcome to attend if you wish. What's more important is that the property is accessible — the estate agent or vendor will need to provide access. If you do attend, the surveyor will be happy to show you around and discuss any issues they find on the day, which many buyers find very helpful.
